Terms & Conditions of holiday lettings
BOOKINGS AND CANCELLATIONS
a) The premises are let for holiday purposes only for the period stated on the confirmation letter.
b) A non refundable deposit of 25% of the total rental fee is required within 5 days of the booking being confirmed by us, with the balance of the rent payable one month prior to arrival.
If the balance is not received one month prior to your arrival, we reserve the right to re-let the property and to cancel your booking.
Should you cancel within one month of your arrival - a 75% charge will be made.
If you are forced to cancel earlier than one month from your arrival date, we reserve the right to retain your 25% deposit if we are unable to let the property.
As this is our home we ask you for an additional £200 damage waiver deposit which will be returned to you within 7 days of your departure if there is no serious damage or breakages.
c) Cancellations: Should you be forced to cancel we must be advised in writing. The cancellation is not effective until we receive the letter, and then the above procedure is followed regarding deposits.
d) All bookings are made in good faith by us; but may be subject to change and will be notified in writing. In the unlikely event of the booking having to be cancelled by us, due to unforeseen circumstances, a full refund will be given. However, there is no liability on our part to provide an alternative holiday destination.
e) All descriptions of the property are made in good faith and no responsibility can be accepted for errors, omissions or mis-descriptions. However we welcome your comments and any genuine complaint will be taken at face value and given due consideration.
GENERAL LETTING CONDITIONS
1. CHECK-IN & VACATING TIMES: All bookings are from 3.00pm on the day of arrival and we ask that you vacate the property by 10.30am on the day of departure.
Variations to times must be agreed in advance and we will be happy to accommodate your requests if at all possible.
2. Bed linen and towels are included in the letting price, as are water and electricity.
3. KEYS: Our representative or ourselves will endeavour to meet you on your arrival, but failing this your keys will be available from our local representative. Please return the keys to her when you depart and do not leave them in the house.
4. The tenant shall not cause, or allow any undue or excessive noise or operate radios or televisions sets at any volume, which may cause annoyance to your neighbours at any time.
6. The property is to be left in a satisfactory clean and tidy state with all rubbish bagged up and placed in the designated area and washing up done. Please note that there are separate recycle bins in the utility room for glass, plastic and paper/cardboard. If the property is not left in a satisfactory condition, then an extra cleaning fee may be deducted from your security deposit.
7. The number of occupants including children must not exceed the number stated on the confirmation letter.
8. Animals are not allowed in or about the premises without our prior consent.
9. Please inform us or our representative of any damaged items when you arrive.
Other than acceptable wear and tear, any damage, breakage, or loss of furniture, furnishings, equipment, locks or keys must be reported immediately and paid for at cost.
Please note that part of your security deposit will be at risk for any unreported damage or breakages.
10. We reserve the right to refuse or cancel any bookings.
11. Please do not move furniture from one room to another and ensure that only garden furniture is used outside.
13. Although we will endeavour to return any items that you leave behind, we cannot accept responsibility for personal possessions left on the premises, so please ensure that you have packed everything before your departure.
14. Key duplication is strictly forbidden. If spare keys are required, please see us or our representative.
15. Guests must allow the representative, to enter the premises to carry out repairs or inspections if necessary.
16. Please refrain from smoking upstairs.
17. Under French law, the use of BBQs is prohibited in certain areas at certain times of the year, to prevent the risk of fires. If this occurs, the representative will inform you and you are required by law to comply. Use only the barbecue provided and do not at any time light barbecues in any other areas of the property. Bonfires are completely banned in the whole of the Aude between May and October.
18. SWIMMING POOL: Under French law swimming pool areas must be secured. Tenants must not leave the gate at the top of the steps unsecured at any time and must keep it locked when the pool is not being used.
Children (those under 14 in French law) must be supervised by a responsible adult when they are in the pool area. You are required by law to comply.
The pool is 1.4 meters deep at all points. There is no diving well and diving is dangerous.
Do not take glasses to the pool area. A selection of plastic ones is supplied.
The pool has a tough plastic liner which normal use will not damage. Do not introduce any sharp, pointed or abrasive objects into the water.
Do not, under any circumstances introduce any chemicals, cleaning products or other materials such as sand, stones etc. to the pool.
The pool is maintained regularly and if you have any concerns about the water quality please contact us or our representative immediately.
Sun creams and oils will block the pool filters very quickly, thus rendering the pool unusable. It is most important that anybody using creams or oils uses the shower to rinse them off before entering the pool.
The poolside shower is solar heated and can be very hot. Please check before using for infants and babies.
19. As we have our own parking, we have not been allocated parking in the small "place" at the bottom of our drive. The property has ample parking and tenants must use these spaces exclusively.
Tenants must not obstruct or block the tarmaced driveway to the property at any time as this is a right of way and is occasionally used by local farmers.
20. Failure to observe the above Terms and Conditions will grant us the immediate right to terminate any booking or occupancy.
